Is it important to get a pre-listing inspection done before you sell your home? 

While there are procedures that always happen, the buying and selling process is very specific to each person, so we would love to go over it with you one-on-one. However, usually, you can expect to see that the buyer’s offer is contingent upon a satisfactory home inspection. Then you’ll have to wait to see what surprises the inspector finds and potentially lose the deal. Or,  you can get ahead of things and have a home inspection done before you list so you can address any issues and avoid the tension later.

As an example, we recently had a client in West Vancouver list a beautiful home. That time a pre-inspection wasn’t done, and the inspector found a small issue with the house. However, it scared the buyer off, and we could have easily avoided that by repairing that small problem after a pre-listing inspection. Afterward, we mended the issue and got more money for the property because the next inspector didn’t find as many problems.

This $500 investment could likely get you a better price for the home, so you could easily make up the money spent on it. It’s well worth it.
